In all cases, buyers represented by RE/MAX Advantage Realty can expect loyalty, full disclosure, confidentiality (if requested), reasonable care and diligence, obedience and accountability. These services are guaranteed when entering an EXCLUSIVE RIGHT TO REPRESENT BUYER, Buyer Agency Agreement (Exclusive Right to Represent Buyer). 

I have recently recieved my ABR designation. 

ABR® Designation

The Accredited Buyer’s Representative (ABR®) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), an affiliate of the National Association of REALTORS®, to real estate practitioners who meet the specified educational and practical experience criteria.

More specifically, these services are likely to include:

• Assessing your capabilities to purchase.
• Determining your specific needs.
• Justifying capabilities vs. wants.
• Searching for properties in creative ways.
• Obtaining the seller’s property disclosure form.
• Recommending appropriate inspections.
• Acquiring copies of covenants and restrictions. Inquiring as to stigmatizations.
• Checking for flood plain, easements, etc.
• Verifying whether the zoning is compatible for your intended use and if not, investigating whether this aspect can be remedied.
• Verifying property taxes, utilities and assessments.
• Verifying lot size through deed, the tax office or surveyors information.
• Providing statistical data on schools, employment, etc. that pertains to your needs.
• Investigating future development in the area surrounding the property you are considering purchasing.
• Attempting to locate wells, septic systems and buried fuel tanks if possible.
• Preparing a Market Analysis on the target property to assist you in determining value.
• Drafting a buyer friendly Offer to Purchase.
• Developing a non-adversarial negotiation strategy.
• Managing the closing process.

My ability to accomplish the above tasks may be restricted by things like closure of city or county offices over weekends or holidays, etc. In all cases however, I guarantee my best effort to be performed in a timely manner. I consider our agreement to be an employment contract and I therefore take my responsibilities very seriously. Your satisfaction with the buying process is of utmost importance to me.
